of projected future value
remaining balance vs. projected value
from the Appreciation Forecast
Equity is the projected future value of your home, from the Appreciation Forecast Calculator, minus what is still owed on your loan after the number of years you selected in the Amortization Calculator. In other words, it is how much of the home you would own outright at that point.
Loan-to-Value (LTV) is the remaining loan balance after those years as a percentage of the projected future value. The more principal you pay down, or the more the home appreciates, the lower your LTV.
These figures are estimates for educational purposes only. The remaining loan balance is taken from the Amortization Calculator for the period you selected, and the projected value assumes a constant annual appreciation rate. Actual equity varies with how much principal you have paid down, your payment history, and market conditions. For a personalized look at your options, contact Adam.
Grown equity can fund a move-up, a refinance, or a renovation.
Understanding how much your home has appreciated is step one. The bigger question is what you can do with that equity: buy a bigger home, consolidate debt, or pull cash out on better terms. I’ll walk you through your options on video so you fully understand before you commit.
